How to pick a home inspector?

Some are members of ASHI (American Society of Home Inspectors), but most others only members of the state licensed home inpspectors association. Very few are associated with both. Is ASHI membership more prestigious or the others just do not bother to join?

I usually recommend one that is both but only use top quality inspectors that have a proven track record. The ones I use also guarantee their work and provide a written detailed report that accurately describes their findings. Many agents dislike thorough inspectors and consider them deal killers. I consider them the most inexpensive form of equity insurance in existence. Whatever a discount or amatuer inspector misses, you pay for dearly later. Very few issues missed can be fixed for the cost saved by using a low quality inspector. ASHI is not a guarantee of great service just as being a Realtor is no guarantee that the agent is competent. They are membership groups that are supposed to have higher standards of practice but neither really monitors its members. I have only referred a few inspectors over the decades and only recommend them because of their commitment to excellence. As a listing agent I have watched in disgust some that the buyers agents have referred which were absolutely horrible. Ask someone you trust if they were pleased with their home inspection and include their inspector in your candidate list. Inspectech is a company that if they are in your area seems to hire top drawer personnel. Real estate agents are often the worst source for good inspector referrals. Most agents these days prefer easy deals without inspection issues causing them hiccups. Remember, it is going to be your house, not theirs. Whatever condition you are unaware of as a buyer, you may have to repair later as a seller. Expect to pay around $400.00 for a typical house. Even if a seller has had the home pre inspected that does not insure they used a good inspector. Also demand a 1 year AHS home warranty included in your deal, either seller or agent paid.
